A vast open beach continues existing Riverside Park southward. A continuous parkland edge for Manhattan Island was originally proposed by Fredrick L. Omstead in a master plan for New York City. Few great open spaces in Manhattan except for the Great Lawn and Sheep Meadow, in Central Park. Coastal cities such as Chicago and Vancouver have developed recreational waterfront areas with beach park at their center. A vast beach offers a flexible recreational area. Direct waterfront use is made possible by filtered Hudson River water which would flow from a filtration pier at 72nd street, southward, along the beach shore to and through an outflow jetty at 59th street. A membrane wall would separate the polluted Hudson river water from filtered water. The experience of clear sparkling filtered water, unobstructed sky and bright beach area would contrast with spewing smoke from the 59th street electric plant and the polluted Hudson river. This vivid irony would create an environmental awareness that would be unforgettable.</image:caption>

As well as a contextual and comparable analysis, needs assessment, institutional concept, market analysis, concept opinions and preliminary recommended concept, report. Phase II completed a public program plan, organization and staffing plan which includes urban analysis and design, site analysis and design, building analysis and design, capitol costs, analysis of site and building design alternatives and a public meeting. A final report included key assumptions and client feedback. Site selection and recommendation, attendance, revenue, expense projections.</image:caption>

Handicapped access ramps and bathrooms where added to the common spaces to meet tenant and code requirements. This facility management office interior project included an existing conditions survey, design and construction drawings for new demising walls that met fire separation and fire egress requirements for the proposed new tenant spaces, new entry/exit doors per tenant space with panic hardware and associated locks and exit signs, associated fire dampers and fire stopping, new IT telephone room, new tile ceilings, new carpet and new flooring for special use areas.</image:caption>

      <image:caption>The heart of the design concept is a series of internal atriums which are located at the perimeter of the building, and are stacked one on top of the other through the entire height of the building. These atriums and their multi-story windows of continuous glass open spectacular views to the city. The concept also permits segmentation of large blocks of space within the tower focused around an atrium, creating a “building within a building” for major users.</image:caption>

      <image:caption>The heart of the design concept is a series of internal atriums which are located at the perimeter of the building, and are stacked one on top of the other through the entire height of the building. These atriums and their multi-story windows of continuous glass open spectacular views to the city. The concept also permits segmentation of large blocks of space within the tower focused around an atrium, creating a “building within a building” for major users.</image:caption>

      <image:title>Lake Shore and Michigan Southern Railroad Depot - Lake Shore and Michigan Southern Railroad Depot</image:title>
      <image:caption>National Register of Historic Places Listing Wauseon, OH The Lake Shore and Michigan Southern Railroad Depot was constructed in 1896 on Depot Street in Wauseon, Ohio, once a subdivision of the New York Central Railroad. The current depot replaced the wooden 1854 Southern Michigan &amp; Northern Indiana Railroad Company "Airline" depot at this location. The masonry structure is a fine example of Richardson Romanesque architecture, resembles other New York Central stations in the east, and is listed on the Secretary of the Interior's National Register of Historic Places. In 1957 passenger service ended in Wauseon -- although currently Amtrak still passes the depot each day. The city of Wauseon acquired the building in about 1972. The depot was restored and has been used by the Fulton County Historical Society since 1975 -- housing artifacts relevant to the history of the eight railroads that once traversed the county.</image:caption>

It will be permanently installed at the local Sheepshead Bay subway station on the MTA's "D" and "Q" line. At this stop, which is used daily by over 8,000 passengers, BIG will develop 12 exhibit panels, to be installed on six 7' x 9' freestanding, two-sided windscreens. Each panel will contain a short accessible text and feature eye-catching illustrations relating the history of Sheepshead Bay, its peoples, and its landmarks. Two standard apartments are combined and transformed into one for a professional couple and their small child. The infrastructure of the apartment is revealed by exposing structural and mechanical elements of the building. Heavy concrete columns and beams of the flat slab apartment building are exposed but refined with a textured and custom concrete finish which frame a panoramic view of the Manhattan skyline. The exposed cast iron plumbing stack becomes a sculptural element as seen on entry and from the kitchen. A sweeping curved mosaic wall in the master bath is based on early 1990’s subway tile art. The convex curve of the brightly glowing multimedia library shelving wall nests against the concave curve of the mosaic wall serving as the focal point of the respective living room and bedroom spaces. A continuous landscape of light cherry wood cabinetry traverses the living space and warm cork flooring contrast with the dull rough and stony finished concrete columns and beams.</image:caption>

Some private homes, such as the Farnsworth house by Mies van der Rohe, were saved at the last minute. Others, like the Micheel’s house in Westport, CT, by Paul Rudolph, the Raymond House in Belmont, MA, the Catalano house in Raleigh, NC and Neutra’s Maslon House in Rancho Mirage, CA were not as fortunate. The Ennis house in Los Angeles CA by Frank Lloyd Wright is currently endangered. Preservation efforts often come too little, and too late. The Coalition’s goal is to connect proactive individuals, groups and organizations to promote collaborations, pool resources, provide educational programs and materials, set priorities and standards, and encourage advocacy in the interest of ensuring the survival of these important structures. Mission: The Coalition for the Preservation of Modern Architecture is to be an alliance of individuals as well as organizations, large and small, dedicated to preserving modern architecture. The participating members and organizations will work collaboratively to advance common goals and objectives. -Support the Past: Support existing educational and historical documentation efforts. -Support the Present: Support current efforts to educate the general public about modernism and its impact on the culture of the 20th and 21st centuries. Support lobbying efforts to create laws to preserve important works of modern architecture and art. Provide advocacy instruction, tools, and support for the preservation of these structures when they are endangered. -Support the Future: Create a forum for dialogue about the modernist movement; its goals, ideals, and its future.
