Design and Construction Services
Pre-design and Programming
- Determine design approach and project schedule
- Compare building types and existing facility designs for successes and failures
- Review existing conditions, facility, program, budget and governmental regulations
Schematic Design
- Preliminary Sketch: rough basic design drawings in pen & ink, pencil or other medium
- Address preliminary layout requirements for program, schedule and construction budget
- Solve problems such as circulation and traffic patterns, space relationships and functions
- Find and review alternative approaches to design and construction
Design Development
- Create drawings and other documents that describe the size and character of the project regarding architectural, structural, mechanical and electrical systems, materials and any other elements as appropriate. This includes a selection of fixtures, material finishes and furnishings.
Document types:
- Floor and ceiling plans: layout drawings of each floor
- Elevations: drawing of walls of the facility
- Sections: drawing of the building as if cut through by a plane
- Material boards: sample palettes of all finishes
- Design and detailing: includes cabinetry
- Manufacturer information and product photos of fixtures, furniture and objects
- Renderings: perspective drawings by computer imaging or by hand; quality range from sketch to detailed
- Model Fabrication: three-dimensional scaled representation of a design or construction
Construction Documents
- Develop drawing plans, elevations, sections, details, and written specifications for construction
- Provide information for bidding contractors and conditions of the contract
- Obtain and coordinate approvals from each government regulatory agency
- File documents addressing issues for applications or variance requests with code consultants
- Insure documents comply with government requirements: building, fire, and handicapped laws

Construction Administration
- Monitor progress and quality of the work with regular construction meetings
- Inspect work to make sure it is completed according to the documents
- Provide lists of appropriate general contractors and their subcontractors
- Request bids for consideration
- Evaluate advantages and disadvantages of each candidate to achieve desired results.
- Obtain bids or negotiated proposals
- Award contracts and prepare for construction
- Watch over project construction and installation at the site until completion
- Check shop drawings for proper execution
Project close out
- Record drawings
- Develop maintenance manual for cleaning, maintenance, repair, or replacement
